What buyers need to know
Specifying roofing fasteners.
A roof fails at its fixings long before the sheet gives up. In African conditions the two killers are UV degradation of the sealing washer and coastal corrosion of the head. Both are specification decisions made at purchase, not installation problems, and both are why we quote roofing fixings by exposure zone rather than by price alone.
The sealing washer should be bonded EPDM, not loose neoprene. Bonded EPDM stays elastic through years of thermal cycling and holds compression as the sheet expands and contracts; cheap alternatives harden, shrink and let water track down the shank within two or three seasons. The head must be driven to compress the washer visibly but not crush it — worth putting in the installer brief.
For side laps and flashings, stitching screws and rivets close the joint without over-penetrating. For fibre cement and timber purlins the thread and point change again. Send the sheet profile, purlin material and thickness, and the distance from the coast, and we will return a complete fixing schedule with quantities per square metre.

Roofing fasteners FAQs.
- Which roofing screw do I need near the coast?
- Within about 5 km of the coast, specify Class 4 coated fixings or a stainless 304 head with a carbon drill point. Directly on the shoreline, use stainless 316. Class 3 fixings will show head corrosion within a few seasons in salt air.
- How many roofing screws per square metre?
- It depends on the sheet profile and purlin spacing, but a common IBR or corrugated roof runs roughly 6–8 fixings per square metre including side laps. Send us the profile and purlin centres and we return the quantity with the quote.
- Why does the sealing washer matter so much?
- The EPDM washer, not the screw, is what keeps the roof watertight. Bonded EPDM stays elastic through thermal cycling and high UV; cheaper neoprene hardens, shrinks and leaks at the shank, usually within two or three seasons of African sun.
- Can heads be painted to match our roof sheeting colour?
- Yes. Heads are powder-coated to standard sheeting colour ranges or to a code you supply. Minimum quantities apply per colour as heads are painted in batches.
